Every development proposed is subject to Staff review, Plan Commission review, and consideration by the Village Board. Below is a list of entitlement projects in the Village of Plainfield.

Proposed Concepts

Ballard Farm

Ballard Farm is a residential development proposed on 31.1 acres at the northeast corner of Heggs Road and 127th Street. The applicant is seeking approval of an annexation agreement, a special use for planned development, and preliminary plat to allow 78 single-family residential lots. Proposed neighborhood amenities include community garden plots, a private dog park, butterfly gardens, and an interior pedestrian path system. View project documents.

Encore Car Wash

A development is being proposed on two properties at the southwest corner of U.S. Route 30 and Spangler Road to construct a car wash on one lot and create a pad-ready lot for future development on the other lot. The applicant requested a petition to annex and rezone from R-1 to B-3, a special use permit for a planned development, site plan approval for the car wash development, and a final plat of subdivision. Fields II
Fields II is a multi-family residential development, proposed by Kipling Group, on approximately 30 acres located at the southwest corner of 143rd Street and Steiner Road. The plan calls for 39 multi-family apartment buildings and a total of 312 units. Each apartment building is made up of four apartment units on the first floor and four units on the second floor with each unit having direct private access to a personal garage. The development would be privately maintained and incorporates a community center (or clubhouse) and walking paths. View project documents.


The proposed residential subdivision, Greenbriar, by Kipling Group, is located south of 143rd Street, east of Steiner Road, and north of Route 126. The proposed development would consist of 278 single-family detached dwelling units on a 98-acre site. The applicant is seeking approval of annexation, a special use for a planned unit development, and a preliminary plat of subdivision.  View project documents.


Redwood at Plainfield

Redwood at Plainfield is a proposal for a private apartment living community on a 38-acre parcel located at the southwest corner of 143rd Street and Steiner Road. The applicant, Redwood Living LLC, seeks an amendment to an annexation agreement, approval of a special use permit, and approval of a preliminary plat to allow 239 apartment units. Three to six unit buildings are proposed with each unit consisting of 2 bedrooms and 2 baths. The subject property is located north of the Greenbriar development proposed by Kipling Group. Renwick Meadows
Renwick Meadows is a residential development proposed by Pulte Homes at the southwest corner of Renwick Road and Route 126. The proposed development includes 145 single-family lots on approximately 57 acres of land. Proposed lot sizes range from 7,625 square feet to 16,045 square feet with an average lot size of 8,849 square feet. The land plan calls for over 17 acres of preserved open space, stormwater management, and pathway connections. View project documents.

Renwick Properties

The applicant is seeking approval to redevelop a 2.8-acre parcel, at the southwest corner of U.S. Route 30 and Renwick Road, with three multi-tenant commercial buildings and two drive-thrus. View project documents.

Rod Baker Ford

Rod Baker Ford is proposing a new 54,000 square foot dealership on 14.59 acres at the Prairie Creek development, just south of Meijer. They will be working through the entitlement process this spring/summer and hope to begin construction later this year. View project documents.

Springbank Unit 10

The applicant is proposing to develop Unit 10 of Springbank, with 107 lots, for an age-targeted, single-family detached ranch product. View project documents.

Village Center

The developer's concept plan proposes 22 duplex homes, 93 townhome units, and 282 apartment units. Future phases could include a hotel at the southwest corner of Lockport Street and Van Dyke Road, additional mixed-use (residential over commercial) development fronting Lockport Street, and a commercial node at Lockport Street and Wallin Drive. Approved Plans

Crossroads Business Center Planned Development Amendment
Located at the southeast corner of 143rd Street and Wallin Drive, the approved planned development amendment allows for for a self-storage facility, a residential memory care center, and several outlots suitable for quick-service restaurants, all anchored by approximately 50,000 square feet of multi-tenant retail space. Depot Drive Public-Private Partnership
The Village Board approved a development agreement with Northern Illinois Builders. This agreement encourages the development of the Depot Drive property while the Village partners with the developer to construct a facility for the Plainfield Emergency Management Agency. View project documents.

Dunkin’ Donuts (Drauden & Rt. 126)

The Dunkin’ Donuts currently operating in the Lenny’s Gas ‘N Wash station at the southwest corner of Drauden Road and Route 126 will be moving to a new stand-alone location. The 1.4 acre lot located directly west of Lenny’s, created from the Benson subdivision, will feature a two-unit retail building with Dunkin’ Donuts as the main user. View project documents.

Dunkin’ (Route 59)

The applicant is proposing to annex the parcel at 15719 S. Route 59 and redevelop the residential property into a Dunkin quick-service restaurant with drive-thru. View project documents.

14916 S. Eastern Avenue Office Building

The applicant plans to construct a 10,400 square foot office building. The subject property is improved with a landscaped ceremony garden utilized for outdoor wedding ceremonies. The office building will surround the landscaped ceremony garden on two sides. The existing parking lot will also be expanded to accommodate daytime users of the office building. Lansdowne (formerly Brummel)
The applicant received approval to annex into the Village for development of a new residential subdivision north of 127th Street and west of Book Road. This project will include 85 single-family detached homes and 69 townhomes for a total of 154 dwelling units. The annexation agreement, a special use for planned development, and a preliminary plat of subdivision were approved. View project documents.
Next Door Self-Storage
Pursuant to the approved planned development amendment for the Crossroads Business Center, Next Door Self Storage received site plan review approval for an indoor and outdoor self-storage facility. The first phase will include 60,000 square feet of indoor, climate-controlled self-storage, 48,000 square feet of outbuilding self-storage, and an enclosed area for storage of recreational vehicles. A potential second phase would add 15,000 square feet of outbuilding storage. View project documents.

Pet Suites

Pet Suites plans to construct an 11,000 square foot facility on 1.56 acres at the Prairie Creek development. They will provide boarding, pet daycare, grooming, and puppy training onsite. Pet Suites is a national pet care group with 32 locations in 11 states. View project documents.

Plainfield Hotel Mixed Use Development
The proposed development consists of a new three-story, 16,900 square foot commercial building at 15024 S. Des Plaines Street and includes a boutique hotel, restaurant, and rooftop terrace. View project documents.

The applicant received approval of a special use for planned development and preliminary plat of subdivision to permit 170 single-family detached homes and 20 duplexes for a total of 210 dwelling units for this project located south of 127th Street and west of the DuPage River. The project will include a 6.2-acre park site and extension of the regional DuPage River Trail. View project documents.

Willow Tree Farms

A 130-unit single-family residential development is proposed at the southeast corner of Route 126 and Drauden Road, on approximately 64 acres of land. Two access points on Drauden Road are proposed, along with a connection to the existing Whispering Creek subdivision. View project documents.

Under Construction

The Boulevard

The petitioner received approval of a preliminary/final plat of subdivision for the property known as The Boulevard, north and east of US Route 30/Lincoln Highway and west of Interstate 55, as well as a planned unit development. View project documents.


The applicant, Costco Wholesale, is constructing a 152,000 square foot (approximate) store with a gas station on 17.99 acres of the Boulevard development at the northwest corner of Interstate 55 & U.S. Route 30. View project documents.

The Farmhouse

The owner of this property received approval for a special use permit to allow The Farmhouse to be used as a special event venue. The Farmhouse is located at 12729 S. Naperville Road on a 3.1 acre parcel of land. The picturesque farmstead is zoned for commercial use based on the original annexation agreement. This request included a proposal for a new construction post-and-beam building on the property. View project documents.

Grande Park Apartments
Construction of the Grande Park apartments, located at the southwest corner of 127th Street and Ridge Road, is underway. This complex will include 200 apartments and a clubhouse that will be adjacent to a future commercial neighborhood center. View project documents.
The residential subdivision, Northpointe, developed by Pulte Home LLC, is now under construction. It is located north of the Edward Outpatient Center, between 248th Avenue and Van Dyke Road. This 65-acre project will include 169 single-family detached dwelling units and a 1.82-acre park site. View project documents.
The applicant, Vequity LLC, is redeveloping the lot at the NEC of Route 59 and Renwick Road. The redevelopment includes a new gas station with six fuel islands, an independent 3,500-sf convenience store, and 18 parking stalls. View project documents.
The applicant, Wingspan Development Group, is requesting a site plan review approval for a 14.7-acre luxury garden-style apartment development east of Wallin Drive and west of American House Senior Living Cedarlake. The Sixteen30 development consists of eight apartment buildings which have 284 units, one clubhouse with pool, 526 parking spaces, and other recreational amenities such as a bocce site and a dog park.
