DEVELOPMENTS

Every development proposed is subject to Staff review, Plan Commission review, and consideration by the Village Board. Below is a list of entitlement projects in the Village of Plainfield.


Proposed Concepts


 

 

Avid Hotel

The applicant is proposing to develop a hotel on a vacant 2.45 acre parcel located at 22959 W. Lincoln Highway, at the southwest corner of Spangler Road and Lincoln Highway. View project documents.

Ballard Farms
A 136-unit residential development is proposed at the northeast corner of 127th Street and Heggs Road. The proposed development consists of 64 single-family detached homes and 72 townhome units. View project documents.

The Fields

The applicant is proposing an age-targeted or age-restricted, single-family detached senior residential development near the southwest corner of Route 126 and Drauden Road. The plan calls for up to 110 homes on approximately 33 acres. View project documents.

Greenbriar

The proposed residential subdivision, Greenbriar, by Kipling Group, is located south of 143rd Street, east of Steiner Road, and north of Route 126. The 98-acre project would include 116 single-family detached dwelling units and 354 attached dwelling units (both townhome and apartments). In addition, the site will feature 7.7 acres park space, pedestrian trails, extensive landscaping, and stormwater detention. The applicant is seeking approval of annexation, special use for planned unit development, and preliminary plat of subdivision. View project documents.

Indian Oaks Unit 7

The applicant is proposing a four-unit residential development (two duplex buildings) on the parcel known as Indian Oaks Estates Unit 7. The parcel is a trapezoidal-shaped lot at the end of Van Dyke Road, between Wallin Woods and Mather Woods. View project documents.

 

Park West

The applicant, AP Homes, has proposed a 70-unit townhome development plan on an 11-acre vacant land owned by Grace Pointe Church at 24950 West 127th Street, west of Plainfield Creative World School and south of Canterbury Woods residential subdivision. The proposed development will consist of 40 conventional townhome units, 30 courted townhomes, a 0.5-acre park area, and a 2.9-acre naturalized detention pond. Warehouse-Storage on Lockport Street
The proposed warehouse project is located on approximately 1acre, east of the Canadian National railroad and on the north side of Lockport Street. The site plan consists of three proposed warehouse/storage facilities which will be utilized for the applicant’s business as well as storage rental space. Willow Tree Farms

A 130-unit single-family residential development is proposed at the southeast corner of Route 126 and Drauden Road, on approximately 64 acres of land. Two access points on Drauden Road are proposed, along with a connection to the existing Whispering Creek subdivision. View project documents.


Approved Plans


Lansdowne (formerly Brummel)
The applicant received approval to annex into the Village for development of a new residential subdivision north of 127th Street and west of Book Road. This project will include 85 single-family detached homes and 69 townhomes for a total of 154 dwelling units. The annexation agreement, a special use for planned development, and a preliminary plat of subdivision were approved. View project documents.
Crossroads Business Center Planned Development Amendment
Located at the southeast corner of 143rd Street and Wallin Drive, the approved planned development amendment allows for for a self-storage facility, a residential memory care center, and several outlots suitable for quick-service restaurants, all anchored by approximately 50,000 square feet of multi-tenant retail space. Depot Drive Public-Private Partnership
The Village Board approved a development agreement with Northern Illinois Builders. This agreement encourages the development of the Depot Drive property while the Village partners with the developer to construct a facility for the Plainfield Emergency Management Agency. View project documents.

The Farmhouse

The owner of this property received approval for a special use permit to allow The Farmhouse to be used as a special event venue. The Farmhouse is located at 12729 S. Naperville Road on a 3.1 acre parcel of land. The picturesque farmstead is zoned for commercial use based on the original annexation agreement. This request included a proposal for a new construction post-and-beam building on the property. View project documents.

Next Door Self-Storage
Pursuant to the approved planned development amendment for the Crossroads Business Center, Next Door Self Storage received site plan review approval for an indoor and outdoor self-storage facility. The first phase will include 60,000 square feet of indoor, climate-controlled self-storage, 48,000 square feet of outbuilding self-storage, and an enclosed area for storage of recreational vehicles. A potential second phase would add 15,000 square feet of outbuilding storage. View project documents.
Northpointe
The residential subdivision, Northpointe, was approved and wil be developed by Pulte Home LLC. It is located north of the Edward Outpatient Center, between 248th Avenue and Van Dyke Road. This 65-acre project will include 169 single-family detached dwelling units and a 1.82-acre park site. View project documents.

Riverstone
The applicant received approval of a special use for planned development and preliminary plat of subdivision to permit 170 single-family detached homes and 20 duplexes for a total of 210 dwelling units for this project located south of 127th Street and west of the DuPage River. The project will include a 6.2-acre park site and extension of the regional DuPage River Trail. View project documents.

Seefried Properties

Seefried Properties received approval for the annexation, re-zoning to I-1 – Office, Research and Light Industrial, and site plan review to develop a 1.5 million square foot distribution center on approximately 137 acres, located northwest of the intersection of Steiner Road and 143rd Street. The site is currently undeveloped/agricultural land in unincorporated Will County. View project documents.

Vista Pointe
This new, master-planned community will include 700+ single-family homes and townhomes on Ridge Road, south of Renwick and Walker. View project documents.

Under Construction


DNA Athletics
A new two-story, 3,200-square-foot retail building at 24210 W. Lockport Street is under construction. The new building, located directly east of the Trolley Barn, will be the home of DNA Athletics, a retail store for running shoes and apparel. View project documents.
Grande Park Apartments
Construction of the Grande Park apartments, located at the southwest corner of 127th Street and Ridge Road, is underway. This complex will include 200 apartments and a clubhouse that will be adjacent to a future commercial neighborhood center. View project documents.
Menards Warehouse Expansion
Menards received approval for a 20,000 square-foot addition and reconfiguration of the outdoor sales area adjacent to the 165,000 square-foot retail building. The warehouse expansion will allow residents and contractors to have more convenient access to larger items and will provide more space indoors. This investment by Menards will keep the Plainfield location up to par with the prototype offerings for Menards. View project documents.
Plainfield Park District Recreation Center
The Plainfield Park District is constructing a 38,000-square-foot indoor recreation center at Gregory B. Bott Park (formerly Renwick Community Park) on Renwick Road. The facility will provide basketball courts/gymnasium, a fitness center, an elevated walking/running track, multi-purpose room, a daycare/preschool, and office space. View project documents.
Playa Vista Re-Positioning
Hartz Construction is changing the marketing focus of its project at Grande Park from an age-targeted project to a conventional subdivision with options for all home-seekers, including ranch and two-story single-family homes. One six-unit townhome has been constructed. The changes include converting the remaining planned townhome lots to single-family lots and adding a series of two-story homes to the existing ranch-style homes. View project documents.
The Preserve
A new single-family development is under construction on Heggs, located north of 127th Street and south of 119th Street. This new 16 lot development will contain semi-custom estate homes and will be located on a secluded cul-de-sac adjacent to Dunmoor Estates. View project documents.
Somerset at Grande Park
K. Hovanian Homes is constructing 42 single-family homes in the Grande Park master planned community. Located on 127th Street, west of Ridge Road, the minimum lot size in this development will be 8,000 square feet and extensive architectural standards have been established by the builder that comply with the Village’s Single-Family Design Guidelines. Station One
A private development partnership purchased the former Plainfield Fire Protection District headquarters and Station One on Des Plaines Street in Downtown Plainfield. This mixed-use redevelopment has been approved and plans include renovation and re-use of the first-floor garage bays for restaurant or retail space and conversion of the second floor to six (6) residential units. The second phase is a 4,100-square foot building expansion, which would include additional ground-floor retail/commercial space as well as four more apartments. View project documents.
Trolley Barn
Restoration of the Trolley Barn, 24216 W. Lockport, is underway on Lockport and Main Street. This extensive renovation will provide 12,000 square feet of new retail space and new office space for a Chicago company that will be relocating their office to Plainfield. This development will anchor the western edge of the Village’s Historic Downtown and will provide a new outdoor eating area along with a pedestrian plaza for the community. View project documents.

Warehouse 109 Patio
The applicant is extending the special use boundary to include 14916 South Eastern Avenue, currently a vacant lot, as part of Warehouse 109, which currently has a special use permit to operate as a recreational/private club in the Warehouse District, located at 14903 South Center Street. The expansion will include a landscaped multi-purpose outdoor ceremony area. View project documents.
