Every development proposed is subject to Staff review, Plan Commission review, and consideration by the Village Board. Below is a list of entitlement projects in the Village of Plainfield.

Proposed Concepts

The applicant is requesting concept plan review for a proposed residential development of the property known as the Brummel Farm, located north of 127th Street and west of Book Road. The property is in unincorporated Will County and would require annexation into the Village of Plainfield. The project would offer 164 homes, including 87 single-family detached lots and 77 townhomes. View project documents.

Crossroads Business Center Planned Development Amendment
A developer intends to purchase the undeveloped portion of the commercial project known as the Crossroads Business Center, located at the southeast corner of 143rd Street and Wallin Drive, and re-entitle the property for a new development concept that corresponds with current market demand. The planned development amendment would allow for a self-storage facility, a residential memory care center, and several outlots suitable for quick-service restaurants, all anchored by approximately 50,000 square feet of multi-tenant retail space. The Farmhouse
The owner of this picturesque farmstead at the southeast corner of Naperville-Plainfield Road and 127th Street intends to open a boutique retail business featuring hand-crafted furniture and accessories made from reclaimed barnwood. Based on the annexation agreement, the site is zoned for commercial uses and the retail boutique would be a low-intensity retail use that befits the historic setting of the farmstead and is compatible with the adjacent neighborhood. Next Door Self-Storage
Pursuant to the requested planned development amendment for the Crossroads Business Center, Next Door Self Storage is requesting site plan review approval for an indoor and outdoor self-storage facility. The first phase would include 60,000 square feet of indoor, climate-controlled self-storage, 48,000 square feet of outbuilding self-storage, and an enclosed area for storage of recreational vehicles. A potential second phase would add 15,000 square feet of outbuilding storage. View project documents.
The applicant is requesting concept plan review for a proposed residential development, known as Riverstone, located on the south side of 127th Street and west of Naperville-Plainfield Road and the DuPage River. The project would have 207 homes, including 17 single-family detached lots and 40 duplex homes, a 6.2-acre park site, and a segment of the regional DuPage River Trail. View project documents.
Vista Pointe South
The Village is working with a developer on a future single-family and townhome development on Ridge Road, south of Renwick and Walker. This new, master-planned community will contain over 300 hundred acres and 700+ homes. The project is already entitled and the Village is working with the developer on a revised land plan that would comply with the Village’s PUD and Single Family Design Standards.  View project documents.

Approved Plans

15233 S. Joliet Road
The owner of this circa-1870 blue Hall and Parlor structure is considering plans to renovate and expand the original building in lieu of demolition. The new construction would provide for flexibility between residential and business-transition commercial uses. The owner is refining plans prior to seeking a recommendation of approval from the Plan Commission. View project documents.
DNA Athletics
Plans have been approved for a new two-story, 3,200-square-foot retail building at 24210 W. Lockport Street. The new building, to be located directly east of the Trolley Barn, will be the home of DNA Athletics, a retail store for running shoes and apparel. The project has received approval of site plan review and a certificate of appropriateness and will be the latest new construction in Plainfield’s historic downtown core. View project documents.
Dunkin' Donuts
The Village Board approved a new Dunkin' Donuts at the Heritage Meadows Village Center commercial development at the southwest corner of Route 59 and 119th Street. Plans include a subdivision to create lots for the Dunkin Donuts and a second quick-service restaurant. The Board also approved a special use for the planned development which allows for drive-thru windows at each restaurant. View project documents.
Menards Warehouse Expansion
Menards recently received approval for a 20,000 square-foot addition and reconfiguration of the outdoor sales area adjacent to the 165,000 square-foot retail building. The warehouse expansion will allow residents and contractors to have more convenient access to larger items and will provide more space indoors. This investment by Menards will keep the Plainfield location up to par with the prototype offerings for Menards. View project documents.
Plainfield Plaza
The owner of this established commercial shopping center is pursuing a significant re-imaging, including updating the building facades, resurfacing of the parking lot, and identification of new tenants. The owner is seeking approval of a drive-through window on the south endcap to provide for a national quick-service restaurant sandwich shop with additional plans for a brick-oven pizza business. Primrose School
This established child care facility is requesting approval to construct a new, 11,500-square-foot facility on the last undeveloped commercial outlot in the Meijer shopping center, located at the southwest corner of Route 59 and 135th Street. The facility would have a capacity for 184 students. View project documents.
Station One
A private development partnership purchased the former Plainfield Fire Protection District headquarters and Station One on Des Plaines Street in Downtown Plainfield. This mixed-use redevelopment has been approved and plans include renovation and re-use of the first-floor garage bays for restaurant or retail space and conversion of the second floor to six (6) residential units. The second phase is a 4,100-square foot building expansion, which would include additional ground-floor retail/commercial space as well as four more apartments. View project documents.

Circle K
A Circle K gas station, with convenience store and car wash, is under construction at the southeast corner of Wallin Drive and 143rd Street. View project documents.
Crash Champions
A new 20,000 square foot auto body shop is under construction at the southwest corner of Route 59 and Hazel Crest. The site is currently vacant and was formerly the home of Plainfield Supplies. View project documents.
Grande Park Apartments
Construction of the Grande Park apartments, located at the southwest corner of 127th Street and Ridge Road, is underway. This complex will include 200 apartments and a clubhouse that will be adjacent to a future commercial neighborhood center. View project documents.
Playa Vista Re-Positioning
Hartz Construction is changing the marketing focus of its project at Grande Park from an age-targeted project to a conventional subdivision with options for all home-seekers, including ranch and two-story single-family homes. One six-unit townhome has been constructed. The changes include converting the remaining planned townhome lots to single-family lots and adding a series of two-story homes to the existing ranch-style homes. View project documents.
The Preserve
A new single-family development is under construction on Heggs, located north of 127th Street and south of 119th Street. This new 16 lot development will contain semi-custom estate homes and will be located on a secluded cul-de-sac adjacent to Dunmoor Estates.  View project documents.
Somerset at Grande Park
K. Hovanian Homes is constructing 42 single-family homes in the Grande Park master planned community. Located on 127th Street, west of Ridge Road, the minimum lot size in this development will be 8,000 square feet and extensive architectural standards have been established by the builder that comply with the Village’s Single-Family Design Guidelines.   View project documents.
Trolley Barn
Restoration of the Trolley Barn, 24216 W. Lockport, is underway on Lockport and Main Street. This extensive renovation will provide 12,000 square feet of new retail space and new office space for a Chicago company that will be relocating their office to Plainfield. This development will anchor the western edge of the Village’s Historic Downtown and will provide a new outdoor eating area along with a pedestrian plaza for the community. View project documents.
Wash U Car Wash
The 4,500-square-foot Wash U Car Wash, at the Prairie Creek commercial development on Route 59 south of 135th Street, is now under construction. The car wash project represents an investment of approximately $4 million. The project is located south of Bartel’s Auto Clinic. Village staff anticipates that this new commercial development will generate additional interest in the Prairie Creek site. View project documents.
